Flat Roof Maintenance & Repairs

It is recommended that low slope roof systems be inspected every 1 to 3 years. Regular inspection and maintenance will increase the lifespan of your roof. Preventative roof maintenance is the least expensive and most beneficial roof maintenance you can perform. By being pro-active and catching any damage as soon as possible, you can prevent even more costly damage. Most preventative roof maintenance focuses on making sure all joints and seals are intact and roof surfacing is sufficient. Suggestions may also be given for repairing any splits, cracks and blisters before they become an issue.


Here are a few things to look for on a flat roof:

  • Debris from drain baskets and wall drains is removed to prevent water logging and promote easy draining
  • Ridges, soft spots and blisters are not forming on the roof surface
  • Caulking on storm collars and wall flashings is in place and is not cracking
  • Bare areas where there is felt paper is exposed
  • Gum boxes where gas and electrical lines run, where plastic cement is not filled to the top of the gum box, or there is cracking around gas and electric lines on the side of the box
  • Insufficiently fastened flashing or missing flashing
  • Pooling water that is not draining
  • Exhaust fan grease on the roof

Roof repair is generally required under the following circumstances:

  • General long-term exposure to weather
  • Lack of maintenance
  • Improper design
  • Improper or poor installation and workmanship

Metal Roof Maintenance & Repairs

Metal roofs are long lasting and durable products. However, they do require periodic maintenance and repair. Metal roofs experience expansion and contraction forces that cause delaminating in sealants. These forces and sun exposure cause the neoprene washers on the fasteners to break down over time, and they need to be replaced periodically. Sealants dry out over time and cracking occurs. Caulking at storm collars cracks and deteriorates. Electrical outlet boxes need to be re-filled after a certain time period. Laps in metal gutters need to be re-sealed. Foam enclosures that are exposed to UV rays need to be replaced. Ridge caps need to be repaired by being re-sealed or replaced after an extended time period. Metal Roof Protective Coating
Protective coatings are a cost-effective solution for many of today’s metal roofing problems. The coating reduces costly patching and expensive re-applications. These coatings have a high resistance to acids, alkali and salts. The coatings are thermally stable and are not affected by temperature changes; they exhibit excellent abrasion resistance and superb adhesion to a wide variety of surfaces.

  • Energy efficient with thermal shielding and solar reflection
  • Thermally stable – resists cracking and peeling
  • Seals and waterproofs – 1500 lbs. of tensile strength with 500% elongation and low permeability
  • Superior weatherproofing – high ozone and ultraviolet resistance results in increased longevity
  • Excellent adhesion to many surfaces including aluminum, galvanized steel, painted surfaces and modified bitumen
  • Fire resistant – class A fire rating
  • Product can be sprayed, rolled or brushed, and requires minimal surface preparation
  • Extended application season – can be applied in cold and warm weather
  • Standard colours are white, beige and grey


Applications can be used for metal buildings and roofs, flashing and gutters, modified and BUR (build-up roofs), and concrete surfaces.
